Receipts ready
What is a rent receipt generator?
A rent receipt generator is a free online tool that turns a few details — tenant name, landlord name, address, monthly rent and the months you paid for — into ready-to-sign rent receipts. Salaried employees in India use rent receipts mainly as proof of rent paid when they claim the House Rent Allowance (HRA) exemption from their employer. This MavexTech rent receipt generator creates one receipt per month with sequential receipt numbers, the rent in figures and in words (Indian lakh/crore style), the landlord’s PAN, a revenue stamp box where needed and a signature line. Everything runs in your browser: the details you type are never uploaded, and the PDF is built on your own device.
How to use the rent receipt generator
- Enter the tenant and landlord names exactly as they should appear on the receipts. The tenant is normally the employee claiming HRA.
- Add the landlord’s PAN if your annual rent is above ₹1,00,000 (see the rules below), plus the full address of the rented house or flat and the monthly rent.
- Choose the rent period. Pick the first and last month. April 2025 to March 2026 covers the whole of FY 2025-26 and gives 12 receipts.
- Set the payment details — payment mode, the day of the month printed as the receipt date, the receipt number prefix and starting number, and whether to show a revenue stamp box.
- Download the PDF or print. Choose 2, 3 or 4 receipts per A4 page, download, then have the landlord sign each receipt (and fix a revenue stamp on cash receipts above ₹5,000).
How the receipts are calculated
The tool counts the months from the “From” month to the “To” month, both included, and creates one receipt for each. Receipt numbers start at the number you enter and go up by one each month. The receipt date is the chosen day of that month; if you choose “Last day of month” it uses 30, 31 or 28/29 as appropriate. The amount in words follows the Indian numbering system (thousand, lakh, crore) and paise are added when the rent has a decimal part.
Worked example. Rent of ₹15,000 a month from April 2025 to March 2026, receipt prefix “RR-” starting at 1, paid by UPI on the 1st:
- Number of receipts: 12 (RR-001 for April 2025 to RR-012 for March 2026).
- Each receipt reads “Rs. 15,000 (Rupees Fifteen Thousand Only)”, the period (for example 01-04-2025 to 30-04-2025) and the date 01-04-2025.
- Total rent for the period: 12 × ₹15,000 = ₹1,80,000. This is more than ₹1,00,000, so the tool reminds you to add the landlord’s PAN.
- With 3 receipts per page, the PDF has 4 A4 pages; with 4 per page it has 3 pages.
HRA rules for FY 2025-26 and why receipts matter
The HRA exemption is given under Section 10(13A) of the Income-tax Act, 1961 read with Rule 2A, and it is available only under the old tax regime. If you are taxed under the new regime of Section 115BAC (the default regime since FY 2023-24), HRA is fully taxable and rent receipts do not reduce your tax. Under the old regime, the exempt HRA is the least of:
- the actual HRA received from your employer;
- rent paid minus 10% of salary (salary here means Basic + DA, plus commission based on a fixed percentage of turnover, if any);
- 50% of salary if you live in Mumbai, Delhi, Kolkata or Chennai, or 40% of salary in any other city.
Example: Basic ₹40,000 a month (₹4,80,000 a year), HRA received ₹20,000 a month (₹2,40,000), rent ₹15,000 a month (₹1,80,000) in Mumbai. The three limits are ₹2,40,000, ₹1,80,000 − ₹48,000 = ₹1,32,000, and 50% of ₹4,80,000 = ₹2,40,000. The least, ₹1,32,000, is exempt; you can check your own numbers with the HRA calculator.
You declare rent paid to your employer in Form 12BB, and employers typically ask for rent receipts or a rent agreement as evidence before they reduce the TDS on your salary. If the rent you pay in the year is more than ₹1,00,000, the CBDT’s instructions to employers require the landlord’s PAN; if the landlord has no PAN, a declaration from the landlord to that effect is used instead. If you miss the employer deadline, you can still claim the exemption while filing your income tax return under the old regime, so keep the receipts safely.
Common uses
- Year-end HRA proof: generate all 12 receipts for April to March in one go and submit them with Form 12BB.
- Mid-year move: create one set for April to September at the old flat and another set (with a new starting number) for October to March at the new one.
- Rent paid to parents: paying genuine rent to a parent who owns the house is a common, legitimate arrangement; the parent should show the rent as income in their own return.
Tips for valid rent receipts
- Use the same names and address as on your rent agreement, and pay rent through UPI or bank transfer where possible so there is a payment trail.
- Every receipt must be signed by the landlord. For cash payments above ₹5,000 it is customary to fix a ₹1 revenue stamp and sign across it; the “Auto” option shows the stamp box only in that case.
- Do not create receipts for rent you did not actually pay. HRA claims can be checked against the landlord’s PAN and income, and false claims attract tax, interest and penalty.
- If your rent changed during the year, make two sets of receipts, one for each rent amount.
- If you pay rent above ₹50,000 a month and are not liable to a tax audit, Section 194-IB requires you to deduct TDS on the rent; check this before paying.
Limitations and notes
This tool creates a document format; it does not file anything with your employer or the Income Tax Department and is not tax advice. The PDF uses a standard font, so the rupee symbol is written as “Rs.” and characters outside the Latin alphabet (for example Hindi or Tamil script) cannot be shown — type names in English letters. Your details are saved only if you tick “Remember my details”, and then only in your own browser’s local storage. The PDF library (pdf-lib) is loaded from a public CDN; no data is sent with that request.
Frequently Asked Questions
Is this rent receipt generator free?
Yes. It is free with no sign-up, no watermark and no limit on how many receipts you create. Everything is generated in your browser, so your names, PAN and address are not uploaded anywhere.
When is the landlord’s PAN required for HRA?
Employers ask for the landlord’s PAN when the rent paid in the financial year is more than Rs. 1,00,000, for example Rs. 15,000 a month for 12 months (Rs. 1,80,000). If the landlord does not have a PAN, a signed declaration from the landlord is used instead.
Can I claim HRA under the new tax regime?
No. The HRA exemption under Section 10(13A) is available only under the old tax regime. Under the new regime of Section 115BAC, which is the default from FY 2023-24, HRA is fully taxable, so rent receipts do not reduce your tax.
Is a revenue stamp required on a rent receipt?
A Rs. 1 revenue stamp is customarily fixed on receipts for cash payments above Rs. 5,000, with the landlord signing across it. Rent paid by UPI, bank transfer or cheque is usually accepted without a stamp. The tool's Auto setting shows the stamp box only for cash payments above Rs. 5,000.
How many rent receipts do I need for a full year?
One for each month you paid rent. For the financial year April 2025 to March 2026 that is 12 receipts. Choose April 2025 as the From month and March 2026 as the To month and the tool creates all 12 with sequential numbers.
Do rent receipts need to be signed?
Yes. The receipt is only evidence once the landlord signs it. Print the PDF, get each receipt signed (over the revenue stamp for cash payments above Rs. 5,000) and then scan or submit the signed copies to your employer.
Can I pay rent to my parents and claim HRA?
Yes, if you genuinely pay rent to a parent who owns the house, you can claim HRA under the old regime with rent receipts and preferably bank or UPI payments. Your parent must show the rent as income in their tax return.
